Palmetto Colyton – Arts District Mixed-Use Community

BOLOUR recently purchased a site on the corner of Palmetto Street and Colyton Street in the Downtown Los Angeles Arts District. The site consists of 60,000 SF of land with an existing 10,000 SF structure. BOLOUR teamed up with Ankrom Moisen to design the project with the goal of capturing the contemporary and vintage characteristics of the Arts District. BOLOUR is in the process of entitling the project for a 13-story building comprised of 310 live-work units and 22,500 SF of commercial uses.

Colorado – Mixed-Use Community

BOLOUR purchased a 37,000 SF parcel of land on the corner of Colorado Boulevard and Quigley Avenue in the unincorporated portion of the County of Los Angeles. Utilizing Los Angeles County’s newly approved MXD zoning, BOLOUR plans to build a 100-unit mixed-use residential project with approximately 5,000 SF of retail and patio space. The project has obtained approvals and is slated to break ground by spring of 2019.

Hartsook – Residential Community

BOLOUR is developing a 22,500 SF site near the corner of Hartsook Street and Lankershim Boulevard in North Hollywood. BOLOUR designed a 48-unit apartment project for the site, which will include a pool, fitness center, courtyards, in-unit laundry, keyless entry and state-of-the-art security. The project broke ground in the fourth quarter of 2017 and is slated to open in December of 2019.

Riverside – Residential Community

BOLOUR is developing a 30,000 SF site in the Silver Lake neighborhood of Los Angeles. The property was historically a gas station and required BOLOUR to undertake environmental remediation in order to develop the site. BOLOUR has designed a project for the site that will include 65 luxury apartment units with a common area pool, gym, resident club room, multiple resident decks, keyless entry and custom finishes. The project was approved by the City of Los Angeles and broke ground in June of 2018. It is slated to open in June of 2020.

Sherman Way Medical

BOLOUR purchased a 78,000 SF medical office building on three acres of land in the Sherman Oaks neighborhood of Los Angeles. The property is adjacent to Sherman Oaks Hospital allowing for excellent access for both patients and doctors. BOLOUR intends to execute a value-add strategy by spending approximately $3MM rehabbing the building and leasing up the remaining vacant space.

Western & Melrose

BOLOUR is developing a 15,000 SF parcel one block from the corner of North Western Avenue and Melrose Avenue, at the intersection of North Western Avenue and Clinton Street in Los Angeles. BOLOUR in the process of finalizing building permits to develop a project including a 63-unit apartment building and 2,800 SF of commercial space. The project is slated to break ground in January of 2020.

Hotel Project

BOLOUR has assembled one of the most important sites in Downtown Hermosa Beach, totaling 40,000 SF and bordered by The Strand, Pier Avenue and Pier Plaza. The property currently consists of 17,000 SF of retail and eight refurbished apartments. Since acquisition, BOLOUR has revitalized the existing property by signing new tenants such as The Deck, Good Stuff and Playa Hermosa Fish & Oyster Company. BOLOUR is also working with the local community and the City of Hermosa Beach to entitle the site for the development of a three-story hotel with upscale restaurants, retail spaces, rooftop decks, a public terrace and lounge areas.
