BOLOUR recently purchased an iconic multistory creative office building in the city of El Segundo. The property sits directly across from the Raytheon Campus, which is slated for future retail and medical office development. The City of El Segundo is on the front line of the Los Angeles creative office movement and BOLOUR foresees significant growth within this submarket in the years to come.

BOLOUR recently acquired a ±18,000 SF creative office building through a sale-leaseback transaction with a nationally recognized architecture firm. The project is in Culver City’s Hayden Tract, a rapidly developing commercial region, home to experimental architecture and iconic tenants in the creative arena. In the coming years , BOLOUR plans to build up to 60,000 SF of ground-up creative office space on the 34,000 SF lot. This acquisition represents BOLOUR’s confidence in the creative office market of Culver City.

BOLOUR recently purchased a 4-story, Class-A office building in Mission Viejo. The property is conveniently located within walking distance of Mission Hospital and the Shops at Mission Viejo. The previous owners began the conversion of the building to creative office and BOLOUR plans to complete the conversion and attract more creative tenants to the building.

Culver Exchange

This mixed-use property consists of a multi-tenant, 13,500 SF retail building on approximately 30,000 SF of land at the northeast corner of La Cienega and Jefferson, across from the La Cienega/Jefferson Expo Line Metro Station. BOLOUR recently purchased the site and re-developed it into a retail and creative office hub, capitalizing on the New Urbanism growth model of transit-oriented development. BOLOUR’s long-term plan is to develop a 130-unit mixed-use project on the site.

BOLOUR recently acquired a 31,000 SF medical office building in Santa Monica. The property is located on Wilshire Boulevard surrounded by excellent amenities and within walking distance to Saint John’s Hospital. BOLOUR plans is to execute a value-add strategy at the property, capitalizing on Santa Monica’s continued growth and the property’s proximity to the hospital.

Working with the local community and city government, BOLOUR overcame major entitlement and contamination issues and transformed a dilapidated 1,000 SF contaminated gas station into a 12,000 SF shopping center at the “Main and Main” intersection of the upscale Bixby Knolls neighborhood in Long Beach.
