Los Angeles – (November 6, 2025) — Privately-owned real estate investment, development and finance company Bolour Associates Inc. (BOLOUR) and joint venture partner Crescent Capital Partners have acquired an industrial building at 8690 Hayden Place in Culver City, California, for $5.5 million.
The companies plan to complete a multi-million-dollar renovation, expanding the 12,228-square-foot building to 14,089 square feet by adding mezzanine space and creating a modern creative flex space designed for the area’s content, design and production-focused tenancy.
The acquisition builds on BOLOUR’s growing Hayden Tract portfolio. Just down the street at 8665 Hayden Place, BOLOUR recently secured a 10-year lease with HKS Architects, a global architecture and design leader whose work spans world-class sports facilities, healthcare centers, corporate headquarters, and cultural landmarks.
HKS is establishing the property as its flagship Los Angeles headquarters, with plans to move in by early 2026. To support the HKS vision, BOLOUR is investing significant capital in a comprehensive build-to-suit expansion and improvement program that will deliver a best-in-class creative workspace tailored to the firm’s needs.

At the 8690 building, BOLOUR’s value-add strategy will reconfigure the property into two suites and introduce extensive upgrades, including skylights and windows, new lighting and HVAC, upgraded kitchens, conference rooms, restrooms, and creative office finishes such as polished concrete floors and exposed ceilings. Exterior improvements will include façade renovations, new landscaping and the activation of outdoor retreat spaces.
Both Hayden Tract buildings are proximate to leading studios and creative firms, high-end restaurants, and boutique retail. They also offer easy access to Interstates 10 and 405, and the Metro Expo Line, within a dense innovation hub boasting more than 3.5 million square feet of space occupied by users including Amazon Studios, Apple, HBO and TikTok/ByteDance.
